Packsaddle Title Co.
Packsaddle Title Co. is a locally owned and operated full-service title company. We know title, we know business, we know our community, and we know how to advocate to make sure that our clients get the best coverage possible for their unique transactions.
We moved our family to Llano County, Texas in 2021 with dreams of running a title company and being a part of a small rural community. We saw an opportunity to combine Lange’s experience in document management and business operations with Molly’s love of title and all things land in the form of a family-run business that serves our community.
We chose the name Packsaddle Title Co. because Packsaddle Mountain has historical significance to the people of Llano County because it was the site of the last battle between Native Americans and local property owners. Packsaddle Title Co. was created to serve the people of Llano County for the purpose of protecting property rights.
Packsaddle Title Co. believes that keeping our clients informed and communicating with our clients about the process results in smoother transactions and happier customers.
Meet the Team
Lange Debault
President/Owner
Lange’s years of experience with property management and acquisitions, catastrophic insurance estimating, and digital document management is utilized in his position as back office extraordinaire. Lange runs the compliance component of the title company and the financial and business development aspects of the title company and the law office.
In his early years, Lange graduated from Texas A&M University with an Agriculture Systems Management Degree. He worked in the construction materials industry for ten years. During that time Lange was the driving force behind several startup companies that served the construction materials industry like industrial staffing, custom document workflow configurations for industry compliance and efficiencies. Lange has always had an entrepreneurial spirit but after years of working in upper management for larger companies, he started his own concrete ready-mix business. After selling his business, Lange became certified as a catastrophic insurance adjuster and traveled to work in the aftermath of several natural disasters.
Lange now enjoys being closer to home to work with his lovely wife and supporting his children’s many activities.
Molly Debault
Vice President/Owner/Sr. Escrow Agent
Molly graduated from University of Washington with a Business Management Degree. She then returned to her home state of Texas. Molly thought she wanted to work in public policy so she worked for a conservative think tank and interned for a short stint in the Governor of Texas’s office. After realizing that public policy was not her chosen field, she attended Baylor Law School and focused on estate planning and probate. In her final year, Molly fell in love with oil and gas law. After graduation, Molly paid off law school working as a landman in South Texas. When Barnett Shale started booming, Molly moved to Fort Worth and worked at a boutique oil and gas law firm as a title attorney. Molly moved back to Waco where she married Lange and worked in the General Counsel office for Texas State Technical College drafting and advising on contracts, leases, workforce development, and compliance for the multiple campuses around that State of Texas. Molly left the field of public higher education and returned to oil and gas where she started her own company buying up oil and gas working interests.
Moving to Llano when her youngest child started school gave Molly the opportunity to continue running her oil and gas business and start working in the title industry. With her land background, contracts expertise, and business knowledge, the title industry was a perfect place to begin working when her youngest child was old enough to attend school. Molly opened her law office within months of moving to Llano and then Molly and Lange worked together to open the title company.
Sally Cowan
Senior Escrow Agent
Sally has lived in Llano County almost all her life. She has been closing title transactions for 25 years. Sally was the heart and soul behind a llano title company for nearly three decades as she managed and worked as the escrow officer. Sally brings her years of real-world experience to the table when she closes difficult transactions.
Sally splits her time working at Packsaddle Title Co. several days each week and the rest of her time is spent at her ranch with her husband Robert.
Lynn Wootan
Escrow Agent
Lynn brings 15 years of broker management experience to her critical role of managing the affairs at Packsaddle Title Co. Lynn’s attention to detail and organized personality help keep transactions running through the opening and title processes efficiently. Lynn is especially excited to bring her incredible humor and no-nonsense approach to an already successful team.
Outside of the office, Lynn can be found with her nose in a book or crafting. Lynn and her husband have a busy home life with their five children.
